Current stats show the highest $/sq foot was $215 in October and the most recent was $196 on 30 November, which is also the average for 2022 sales. The 2021 average was about $170/sq. ft. Currently there are two houses for sale in MPE, one for $222/sq. ft. (which has been on the market since May) and one for $207/sq. ft. (which has been on the market for 1.5 months.)
MPE seems to be moderating house prices less than those of our neighbors in The Reserves at Trinity. Houses like this one were going for $550K in the Spring and now 705 W Jockey (Redfin) was just reduced from $539K to $499K ($192sf) AND it’s been on Redfin for 203 says.
